Leasing Professional – FCI Residential (Tampa)

FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 2,500 units in the development process throughout Florida.

 

Job Purpose :

Responsible for the leasing process from the introduction to the resident taking occupancy and maintaining diligent communication throughout the resident’s tenancy. Interacts directly with prospective and current residents to achieve maximum occupancy.

Essential Functions :

 

Leasing

  • Sell property’s products and services to prospects.
  • Maintain thorough product knowledge of the property, sister properties and competitors
  • Assist manager in developing and implementing effective marketing strategies to increase property traffic and internet leads
  • Convert phone calls to tours, property tours to leases and internet leads to tours and/or leases
  • Ensure guest cards are complete, entered into the property management software and follow up is completed for prospects
  • Ensure leasing office, tour path, model apartment, vacant apartments, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean, if necessary spot clean to maintain the high standard of which FCI will become synonymous for

Resident Relations

  • Develop and maintain first class customer service relationships with prospects and residents
  • Manage and resolve resident concernsMonitor work orders and constantly communicate with maintenance staff to ensure 24 hour guarantee
  • Plan, organize and conduct resident functions as needed and as directed by the Property Manager

Administrative

  • Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing applications, preparing move in information, lease files, renewal letters and renewal lease, completing move out requests, and any other forms utilized as they relate to leasing and resident relations.
  • General clerical assistance including but not limited to answering phones, taking messages, managing the facilities/work orders in the property management software, filing and ordering office supplies

Neighborhood Marketing

  • Participate in outreach marketing activities on a regular basis to obtain prospective residents
  • Advise residents of referral program (if permitted)
  • Assist in placing, removing/updating banners, balloons, bandit signs, A-frame signs, flags etc.
  • Distribute newsletters, pamphlets, flyers etc.
  • Conduct Market Surveys and shop competitive communities

Minimum Qualifications

Education:

High School diploma or general education degree (GED) preferred but not required.

English required (bi-lingual a plus)

Experience:

  • Strong professionalism, communication and “people skills”
  • Superior sales skills, verbal, math and reasoning skills
  • Well organized with ability to prioritize and multi-task
  • Must possess attention to detail
  • Team oriented with ability to work independently on occasion
  • Computer skills, Microsoft word, and knowledge of Internet, Email and Social Media as it pertains to marketing the community
  • Working Conditions

Typically in an office, sedentary setting or outdoor environment. Position requires travel for property errands or training classes. Possible to work long hours and odd schedules (weekends) in order to fulfill job duties.
