Assistant Property Manager – St. Giles II
SPM, LLC is seeking a highly motivated, fast paced, and experienced Assistant Property Manager to join our team at one of our senior apartment communities in Pinellas Park, FL. This is an excellent opportunity for a career professional who is knowledgeable about applicable local, state, federal, and industry standards, including all HUD, IRS rules and regulations.
MUST have strong Affordable Housing experience and know how to process all applications and HUD paperwork, verification and re-certification processes.
Post rental payments, code and pay invoices, prepare monthly billing for each apartment, adjust delinquent accounts, settle delinquent accounts, prepare late notices and file evictions.
Provide superior resident services, solve day-to-day problems and maintain good relations with residents.
Ensure the timely completion of forms and reports.
Enter new lease data information, including lease terms, amount of rent, demographic information, etc.
Monitor lease expiration reports and wait lists
Inspect vacant apartments for damage and cleanliness as described in Move-In/Move-Out Procedures
Ensure that the resident file system is kept according to HUD policy and includes all necessary documents
Full-time position (Monday to Friday)
Minimum 2 years’ experience as a Leasing Agent
Accounting experience preferred
Yardi experience preferred
Customer Service skills
Excellent written and verbal communication
Excellent time management skills
Highly detailed and organized
Team player with positive can-do attitude
Must submit to pre-employment drug test and extensive background check.
